Blue Crab Inspections Review

I was offered $700 if I didn’t post this review…

In good conscience, I couldn’t take the money. I’ll explain that later…

I purchased a home in Fall 2022 and had to get inspections done in less than 7 days. Blue Crab Inspections offered a one stop shop so I booked the inspections. 

That was the beginning of what will and has cost me thousands and thousands in repairs.

The customer service was fast and friendly, and most dealings with the owner were pleasant and well handled. I have to state that in fairness to the company.

That aside, in my opinion, this inspection was the worst inspection that I have ever had, hands down.

As as real estate investor, I have had well over a dozen so far.

When we started having issues with the heat pump, radon system, well system, electrical, etc. we called in contractors and they began to point out glaring omissions from the inspection.

Missed Findings

The inspector failed to note several live electrical wires that were severed.

The whirlpool was never tested because, while it was plugged in, the wires were also cut.

All these serious violations were absent from the report.

The radon inspector failed to notice that the radon fan is located in the basement, next to a bedroom!

I’ve never had a radon system so when I saw it leaking, I called a radon mitigation company.

They informed me that the radon fan should never be in a living area.

A quick Google search proves this: “Radon mitigation standards require that the fan be placed outside of the living space of the home.”

Again, no note on the report and the system passed with flying colors.

There are too many issues that we’ve encountered that a home inspection should have caught. My intent is not to list off every one. I will let just a few of the attached pictures at the end of this review speak for themselves.

I wish I were a professional in this field and knew everything about electrical, plumbing, HVAC, etc. but I don’t. A good home inspection should point out defects/warnings/violations to protect the person looking to buy a home.

I didn’t buy handfuls of other personal and investment properties in the past because a good home inspection service saved my butt!

In my opinion, Blue Crab Inspections failed to do this for me and my family.

As I expect a response to this review on other platforms from the company, I simply ask you to go read other negative reviews of their service and then read the company’s response. That will tell you everything you need to know. I won’t say any more than that.

The issue isn’t that people are looking to blame someone, or to lash out at Blue Crab Inspections. The issue is that homeowners trusted the company to help inspect what for many, is the biggest investment of their life, and these homeowners were let down.

After thousands of dollars of repairs, the $700 offered to me isn’t worth not being legally allowed to share my personal experience with the company. I did ask for a full refund of all the inspections which totaled about $2200 and I would not have posted this review if they agreed to refund me 100%.

In retrospect though, I am glad they didn’t because I feel that even saving one person from all that I have been through will be worth saying no to a partial refund.

I hope that whoever reads this review finds a Maryland home inspection company that will deliver a top notch inspection. From my personal experience, that isn’t Blue Crab Inspections.
